The property we are purchasing has a garage in a block. We have just received a letter from our solicitor stating the garage had structural works carried out to rectify subsidence problems. We have been adviced to have a structural survey.
How much should we expect to pay for a structural survey?
Even though the subsidence is to do with the garage in the block, what are the chances of the whole area having subsidence problems?
The certificate said the damage was due to nearby vegetation, what does that mean? Will this give us issues in the future with selling?

We have just had a full structural survey done on a 2 bed split-level flat in Guildford and it cost 拢862.90 including VAT.
If subsidence issues were caused by vegetation then this will usually mean tree roots, these can go very deep and extract water from below the building. Subsidence is basically the downward movement of the ground supporting the property.
It is important to know whether the insurer you plan to use to insure the building is comfortable to cover you knowing that there have been subsidence issues. Even if a new insurer won't cover you the existing building insurer will sometimes continue cover, but they may charge you more. If you can't get cover it's unlikely that you'll be able to get a mortgage.
That said, hopefully the vegetation issues don't extend the 20-30 feet to your property, you should have a full structural survey done to check this though as tree roots can be very long.

why do people who ask questions all way forget the most important thing of all ...what country do you live in ?...this is a world wide site ...as far as your garage is concerned ..the damage was caused by tree roots ...willow are the worst fir the best ...large trees should be at least 50 feet from any foundations ..chances of failure elsewhere ..probably high ...survey cost ..拢300 -拢500...would i buy ?probably not ...could we have problems selling later ?yes ..im a builder in uk ..over 40 years
